Up-and-coming areas are a little more gritty than their trendy or upscale counterparts but often have a positive side. Most are usually within easy reach of Midtown and offer more residential space for the money. Residents of these neighborhoods are a broad range of various cultures and socio-economic backgrounds creating a vibrant culturally rich atmosphere.
Consider the Options of an Up and Coming Neighborhood
In the book, Relocating to New York City and Surrounding Areas, author Ellen J. Shapiro suggests that up-and-coming neighborhoods are more suitable for young singles and roommates who are looking for more space for their money and may not be as suitable for families. Renters should not mind the lack of services and be able to dodge sketchy characters.
At one time or another, areas such as the Upper West Side, Soho, Tribeca, Chelsea and the East Village were all considered "up-and-coming", and these areas have since become some of the most desirable areas of the city. Anyone considering living in an up and coming area should do so with an open heart, leaving any pre-conceived notions behind.
Getting to Know an Up and Coming Neighborhood
- Talk to residents of the area. The best way to learn about any neighborhood is to speak to its residents, and local business owners. Ask questions about the area, its safety, transportation, residential options and amenities. However, be careful not to offend anyone. Also be aware that not all residents will welcome new residents especially if the area is being gentrified. Try not to take any rejection personally.
- Take a tour of the neighborhood, preferably more than once and with someone else. Do research online first, making a note of any attractions within the neighborhood. If possible spend a day in the area from about mid-morning to early evening to get a clear picture of the area. Walk around to gauge the housing prospects, stores, laundries and other local shops. Go into the neighborhood shopping market, local bakeries, delis, diners and restaurants to get a feel for what is available in the area.
The Realities of an Up and Coming Neighborhood
- Be realistic about the area. Up and coming neighborhoods will not have as much compared to the more trendier areas and that is part of the attraction and the reason it is more affordable. Make a reasonable list of amenities that must be in the area and look for those things. Transportation, grocery stores and parks may be more important to some residents while bars and restaurants may be higher on the list for others. Many up and coming areas will not have both. However, there should be a sense of investment in the area. Look for new construction and renovations of existing properties. Are there any new stores and restaurants opening in the area or adding to the culture of the area?
- Think safety first. Look up the crime statistics and any crime stories about the area. Many neighborhoods in New York City have crime, but an area with a high rate of violent crime should be avoided at all costs. Knowing what the crime rate and statistics should help clarify this for any neighborhood. Speak to people who live in the area (especially those who have lived there for many years) about the crime and safety of the area. Stop by the local police precinct and talk to the officers about neighborhood crime etc. If there are any neighborhood watch programs or associations, be sure to speak to their leaders as well.
Neighborhoods across New York City are gentrifying at a rapid rate. Taking the chance to move to an up and coming neighborhood before it becomes trendy is not a bad idea. However, when considering a new area, it is important to get to know the area by doing research, taking a tour and speaking to its residents. Spending time in the area is especially important for residents to get to know what it offers. But above all us, considering the safety of the area is most important.
